    Residential areas range from beautiful waterfront homes with commanding views of sunset and the Thimble Islands off our coast, to farms, smaller residential neighborhoods, to condominiums suiting an active lifestyle and family neighborhoods. There are a number of shoreline communities within the town such as the areas of Double Beach, Stony Creek, Pine Orchard, Hotchkiss Grove, Indian Neck and Pawson Park. Many of these waterfront areas have associations such as Lanphiers  Cove, Sunset Beach, Linden Ave Shore Association, Hotchkiss Grove Association and Pine Orchard that are used to maintain the beaches and shore uses. These areas have seen a remarkable rise in their property values over the last five years. Many smaller homes are being bought and razed to see larger impressive homes erected in their place. Branford remains a diverse community with population mix of a good number of income levels, racial and ethnic lines represented in the town.

  The Planning and Zoning Commission of Branford can be accessed here including zoning maps, areas, application forms, meeting minutes, fees and instructions to property owners for variances to current zoning regulations.

   There are several historic districts in the Town of Branford which was settled over 350 years ago. The Branford Center Historic District, roughly bounded by Route 1, the Branford River, and Monroe and Kirkham Street, was the focus of early community life. The Branford Point Historic District located principally along Harbor and Maple streets and on Bryan Road, documents the development of residential architecture in Branford between the Revolutionary and Second World Wars. The Stony Creek/Thimble Islands Historic District and the Route 146 Historic District, each located in the southeast corner of Branford, possesses related historical significance. This area reflects the early waterfront commercial life, quarrying industry and early farming to the area. The fourth district is a thematic nomination, Colonial Houses of Branford, which records the best preserved examples of residential architecture (C. 1700 TO C.1820) which are located throughout the town and each of which is an important link to Branford’s origins as a farming community and active seaport.

  There are two town beaches in Branford one is at Branford Point is the larger of the two and the second is in Stony Creek along the historic marina area with views of the Thimble Islands in the distance. They are smaller than the town beaches of some other  area towns such as West Haven. The Branford River and Branford Harbor offer a  number of marinas, yacht clubs and boat launches for the nautically inclined.
